Real Estate Setup

OPTIMUM Real Estate is a comprehensive system covering all major functionalities of real estate operations such as real estate sales, real estate renting and real estate maintenance. Properties may be kept within five independent set of categories defined by the user. Assets may also be assigned to different profit centers within the company. There are no limits to the number of categories and profit centers.


Other specific parameters that may be set up by the user include property status, registration status, contract status, contract types and contract payment periods.

Data Input

All the relevant data regarding any kind of property may be recorded:

  • Legal data (registration number, plot number, etc.)
  • Description and address
  • Classification in categories 1 through 6
  • Associated properties (unlimited) and database of contracts, past, present and future, attached to any single property
  • Contracts database including all necessary information in order to automate the billing process
  • Property contents (unlimited, and linked to the company’s fixed assets database)
  • Maintenance contracts and history of corresponding charges paid
  • Property ownership and revenue distribution
  • Description of north, south, east and west borders

Several pictures of scanned documents may also be attached.


Processing

  • Automatic billing of rental payments due
  • Processing of periodic rental payments with immediate production of printed receipts
  • Background treatment of accounting entries into the General Ledger
  • Online real time availability of tenants’ statements of account between any 2 dates


Data Retrieval

Afull set of formatted reports is available in the Report Generation menu, including:

  • Properties' registers by the various categories
  • Contracts reports
  • Real Estate sales reports
  • Owners register
  • Contracts register
  • Maintenance reports
  • Real Estate history

    The same reports are available at branch level or at company level.

    Additional data may be retrieved, sorted, or filtered, through the several inquiry screens, allowing the real estate manager to be perfectly aware of all the stored information as well as of all the processed data.
